Sewage System
Sewage collection systems will vary depending on property location. Read PLUMBING – WHAT NOT TO FLUSH! for proper handling of ALL sewage systems.
1.For residences with holding tanks, the Linn Valley Lakes Property Owners Association (POA) provides collection services for a fee. Contact the POA at 913.757.4591 if you have questions.
2.The low pressure sewer system uses a grinder pump and is available and mandatory for each residence within the specified district. To determine if a lot is within that area, check the Sewer District Boundary Map or list of lots in Ordinance #198. ALL residences as defined in Ordinance #178 must be connected to the sewer system or an approved holding tank.

Water
There are several service types for water usage depending on accessibility to property location.
Providers are Rural Water District #1 913-757-2199 and Property Owners Association (POA) 913-757-4591. The POA operates a water line for some households. If neither is available, property owner can use a water holding tank. The POA provides water through a tank truck delivery service or coin operated bulk water-fill station.
Telephone, Internet, TV
Local internet and land-line phone service is provided by Peoples Telecommunications located in LaCygne. Television is provided by companies such as Direct TV and Dish Network, etc.
U.S. Mail
Delivery and pick-up for most residents is provided at the covered facility just inside the gates of Linn Valley Lakes, or to a Post Office Box at the U.S. Post Office located in LaCygne.
Schools
School for Kindergarten through 5th grade is located at LaCygne Elementary School. Grades 6 through 12 are at Prairie View High School, located just west of LaCygne. Bus service is available from Linn Valley for both schools.
Medical
The Community Health Center of Southeast Kansas is located in La Cygne. The walk-in clinic is open Monday-Saturday 7:00am-7:00pm. Two hospitals are within 40 minutes of Linn Valley, Miami County Medical Center in Paola and AdventHealth South in Overland Park.
